Three Wills, One Property
Situation
A Bangkok family held three separate documents, each purporting to express their grandmother's wishes about a house in Samut Prakan. The documents spanned forty years and were in different hands. The family was uncertain which, if any, remained legally effective.
What We Did
Boran Law read all three documents carefully, assessed each against the succession rules in place at the time of execution, and produced a plain-language summary explaining which document appeared to govern and why, together with three questions the family might wish to consider before taking any further step.
Outcome
The family was able to have a clear conversation about the property for the first time. No litigation followed. One sibling chose to engage a separate lawyer to act on the summary; the others did not. The summary served its purpose as a working document for the family's own deliberation.

Case Study · Heirloom Recording
A Collection Without a Record
Situation
An elderly couple in Bangkok had accumulated, over sixty years, a collection of Thai lacquerware, painted ceramics, and a small number of manuscript pages. They had an existing will but had not addressed the collection in it. Their adult children each had different recollections of which pieces were intended for whom.
What We Did
Boran Law conducted four recording visits over six weeks, photographing each piece and sitting with both clients to record what they recalled of each item's history and their intentions for it. A will annex was drafted naming each item, its description, and the intended recipient.
Outcome
The couple now have a complete photographic and written record of the collection, alongside a will annex that makes their intentions plain. They have kept one copy and given a copy to each of their three children. They described the process as the most useful thing they had done for their family in many years.

Case Study · Long-line Coordination
A Family Business and the Next Generation
Situation
A family that had operated a trading business in Bangkok for two generations came to Boran Law with a question they found difficult to articulate: what would happen to the business, and to the family's other assets, if the two principal shareholders died without arrangements in place?
What We Did
Over four months, Boran Law conducted a series of structured conversations with the family, produced a written record of the family's present position, and drafted testamentary documents that reflected the family's considered priorities. A two-year review schedule was agreed.
Outcome
The family now has a working succession framework. The first scheduled review, conducted eighteen months after the initial engagement, resulted in two adjustments that the family had decided on in the intervening period. The framework continues to serve its purpose as a living document rather than a fixed conclusion.
